How we practise

A small mechanical contractor working on a particular kind of property, in a particular way. This page is the way.

The practice

Deliberately small

PrimeCanvas works out of Newport Place. The office is in the airport district; the work is on the peninsula, the bluffs, the coast road and the communities behind them.

We are small on purpose. On this kind of property the value is in the coordination — reading the association documents, sequencing the work around a household, protecting a route, keeping the same two people on site from the first day to the last. None of that survives being scaled up and handed to a dispatcher.

The person who walks the property is the person who designs the system and the person you see on site. There is no sales department, and nobody here earns commission on equipment.

Standards

Five commitments

One — Calculate
Load before equipmentRoom by room, every time, on anything larger than a repair. A system specified from floor area on a house of this kind will be wrong, and it will be wrong permanently.
Two — Read the rules
Before designing, not afterAssociation documents, architectural guidelines and any coastal conditions. We would rather find the constraint at the beginning than discover it at an inspection.
Three — Protect
The whole route, every visitNot only the work area. Photographed before and after. This is a line item in our costs, not a favour.
Four — Price in writing
Scope and figure approved by you before work begins. If a second condition appears once something is open, we stop and re-quote.
Five — Document
The project ends with a fileAsset schedule, commissioning readings, balance report and compliance paperwork. Whoever owns the property next should be able to understand it.
Credentials

Ask before anyone works on the property

Bonded & insured

Contractor's bond, general liability and workers' compensation in force. Certificates of insurance issued to owners, associations and management companies in advance of the first visit.

Refrigerant handling

EPA Section 608 certified technicians, proper recovery equipment, and refrigerant handled and recorded as the regulations require.

Permits & Title 24

Permits pulled where required, Title 24 documentation prepared, inspections scheduled, and the closed permit delivered as part of the handover file.

Limits

What we do not do

Being precise about the edges is part of being trustworthy inside them.

  • General contracting. We work alongside builders, architects and designers rather than managing them.
  • Commercial mechanical projects, central plant and refrigeration.
  • A 24-hour emergency service. We are too small to staff one honestly, and we say so rather than advertising a number nobody answers.
  • Installing equipment supplied by somebody else. We warranty what we fit, which means we choose it.
  • Work outside coastal Orange County. If we cannot return quickly, we should not have taken it.
